What we do

Repairs, decorating and make-ready work

A property rarely needs just one thing. We handle the clean and the snagging list, which is what actually gets a unit back on the market.

Painting & decorating

Full rooms, ceilings, woodwork and trim. Walls filled and made good first, then two coats. Doors painted, stripped of old paint or prepared and re-finished. Feature walls, stair spindles, skirting and window frames.

Doors, handles & locks

Doors eased when they stick, re-hung after being taken off, planed to fit, handles and latches replaced, hinges tightened. Mortice and cylinder locks changed between tenancies, with a spare set cut for the agent.

Plastering & patching

Plaster repairs, filling holes and cracks after shelves, brackets or a TV come off the wall. Patch plastering around sockets and damaged corners. Small areas skimmed ready for paint.

Toilets & plumbing

Running or leaking toilets fixed, flush and fill valves replaced, seats and hinges changed, cisterns sealed. Silicone renewed around baths, showers and sinks. Taps re-washered or replaced, wastes and traps cleared.

Minor electrical work

Sockets and light switches replaced like-for-like, light fittings and ceiling roses swapped, plugs and flexes replaced, extractor fans replaced, faulty fittings traced.

General handyman & make-ready

The long tail: blinds and curtains fitted, curtain rails re-fixed into weak walls, shelving built and hung, mirrors and pictures mounted, flat-pack furniture assembled, flooring trims, sealant and grout renewed, TV brackets fitted, garden and bin-store clearances.

What we do not do — and why it matters to you

Anything involving gas is out of scope, full stop. Boilers, cookers and gas appliances are only worked on by Gas Safe registered engineers, and we will refer you to one. On electrics we take on minor, like-for-like work — sockets, switches, light fittings, extractor fans. Work that is notifiable under Part P, such as new circuits, consumer unit changes or rewires, needs a registered competent person or building control sign-off, so we will flag it immediately and put you in touch with the right electrician rather than put your compliance record at risk.

How it works

Quoted before we start

  1. Send photos

    WhatsApp us pictures of what needs doing. Most jobs can be quoted from photos alone.

  2. Fixed price

    A price per item or per room, agreed in writing before a tool comes out.

  3. We carry the materials

    Paint, filler, sealant, fittings and fixings come with us. Materials listed separately on the invoice at cost.

  4. Photos on completion

    Before and after photos sent the same day, with anything we could not resolve explained plainly.
